Case Study 01 — Heritage Residence Search

Finding the right shophouse floor in the UNESCO core

Challenge

A family relocating from Kuala Lumpur wanted to live within the UNESCO heritage core but had no knowledge of which streets were residential, which buildings had been well maintained, or how to approach owners directly.

Approach

After a detailed brief conversation, we shortlisted three properties within the core — all personally visited — and presented a written assessment of each. Two viewings were needed before a decision was reached.

Outcome

Tenancy secured in a restored Peranakan upper floor on a quiet street adjacent to the river. Move-in completed within four weeks of first contact. Tenancy subsequently renewed for a second year.

Case Study 02 — Tenancy Coordination

Navigating a complex heritage lease for a first-time Malaysia renter

Challenge

A Singapore-based professional had already identified a property they wanted but had no experience of Malaysian tenancy law and was concerned about several clauses in the draft lease relating to building repairs and heritage features.

Approach

We reviewed the lease clause by clause, identified two provisions that required renegotiation, handled the back-and-forth with the owner directly, and managed the deposit payment and formal receipting.

Outcome

Revised lease signed with both contested clauses reworded to the client's satisfaction. Full inventory completed on move-in day. Client described the process as the most organised tenancy they had experienced.

Case Study 03 — Signature Programme

A long-term residency arrangement for a retired couple from abroad

Challenge

A couple relocating from Hong Kong for an extended stay wanted a genuine Melaka residence — not a serviced apartment or a generic building. They had a clear sense of the architectural period they preferred but needed guidance on what was actually available and at what price.

Approach

Under the Signature Programme, we identified four residences matching their brief, prepared heritage context dossiers for each, arranged private viewings with briefings, managed the full tenancy coordination, and attended on arrival day.

Outcome

Tenancy secured in an architecturally significant residence along Jalan Hang Tuah. Initial stay of six months extended to twelve. Concierge support used on three occasions during the residency for building-related matters.
