For the Signature Heritage Programme, the timeline extends to allow for private viewings and heritage briefings, usually three to four weeks from initial conversation to signed tenancy.
Do you work with landlords directly?
Yes. We maintain direct relationships with a number of property owners in the heritage quarter and can approach owners directly on a client's behalf. Owner verification is a standard part of our tenancy coordination work — we confirm ownership and building title before any lease discussion proceeds.
What should I expect from a heritage building in Melaka?
Heritage buildings carry genuine character — original floor tiles, ventilation grilles, heavy timber doors, internal light wells. They also carry the practicalities that come with age: occasional maintenance requirements, sometimes older plumbing, and noise profiles shaped by proximity to street life. We read the draft tenancy agreement clause by clause and flag anything that needs attention — repair obligations, access provisions, deposit terms, and any clauses specific to heritage-listed structures. We do not act as solicitors, but we have accumulated considerable familiarity with how these agreements are typically structured in this part of Melaka.
Can the Signature Programme be arranged for short-term stays?
The Signature Heritage Residence Programme is designed for tenancies of three months or longer. For stays of one to two months, our Heritage Residence Search combined with Tenancy Coordination is usually the more appropriate choice.
